Preparing for your home's inspection

The five problems most commonly uncovered during home inspections are listed below. Many times a spot check of these items prior to listing may save time, money and in some cases, a deal.

Earth/Wood Contact - There shouldn't be any dirt, plants or vegetation that is within 6 inches of the house or any wood siding. This can be conducive to wood destroying organisms and pests. Regrading or concrete blocks should eliminate any earth/wood contact.

Leaky Plumbing - Be it leaking valves under sinks or a faucet, the situation leads to rotting floors and walls. In addition, poor wax seals on toilets are often found and have substantially decayed flooring materials.

Water behind walls - Missing caulk between tub and shower enclosures and surrounding walls leads to rot.

Gutters and Down Spouts - Many times water damage has been caused by poor gutters, down spouts and lack of a splash block. Usually, these problems can easily be remedied in a single afternoon.

Vapor Barrier - All crawl spaces are required to have a vapor barrier. This keeps condensation away from sub-flooring, protecting against rot.
