The Home Buying Process

  • Meet with real estate agent to discuss home buying wants and needs.
  • Begin gathering information for loan pre-approval process (refer to application checklist).
  • Get pre-approved by lender.
  • Have lender fax pre-approval letter to your real estate agent.
  • Go on showing appointments with agent to view homes available in market.
  • Your agent has found your "Dream House"! Now you'll sit down with your agent to write up a purchase and sale agreement.
  • Remember, it takes 30-60 days to close depending on the type of financing.
  • Once an offer is presented and all terms of the contract are accepted by both buyer and seller a structural inspection will be performed on the house.
  • The structural inspection report is in and any repairs or credits as a result of the inspection are negotiated with the seller.
  • The inspection contingency is waived.
  • Appraisal, credit and title ordered.
  • Loan submitted to underwriting.
  • Loan is credit approved.
  • Appraisal report is in.
  • Papers delivered to escrow.
  • Escrow obtains signatures on closing papers.
  • Final file reviewed.
  • Loan Closed.
